    Joint Ventures & Co-Investments

    A core focus of our investment strategy is to invest capital in real estate assets through joint ventures and co-
    investment opportunities with other successful real estate operators, investors, and developers.  We provide
    capital for acquisitions, recapitalizations, and development and re-development opportunities.  We also
    provide real estate operators and developers with a portion of the co-investment capital required (sponsor
    equity) to joint venture with institutional investors and can also assist with arranging institutional joint venture
    equity partners for larger deals.  

    We believe real estate is a local business that requires a "boots on the ground" strategy to uncover the truly
    attractive investment opportunities.  There are many small and mid-size real estate operators and developers
    with strong reputations and successful track records that lack efficient access to equity capital for their
    projects.  Generally, all but the largest real estate operators and developers in a particular market are
    overlooked by most institutional investors, making it difficult for small and mid-size operators and developers
    to attract capital for their projects.  We seek to fill this void by providing these local operating partners with
    more efficient access to equity capital for opportunities that we believe have favorable prospects for attractive
    risk-adjusted investment returns.  Many of these small and mid-size operators and developers provide a great
    source of unique, proprietary deal flow and bring a wealth of local market expertise.  Our goal is to become a
    preferred capital partner for these operators' best opportunities by providing a reliable source of capital and a
    quick decision making process.   

    We focus our investment activities in the Southeastern U.S., with a particular emphasis on the Carolinas.  
    However, we may consider other markets for opportunities to joint venture with operating partners with a
    strong track record and attractive investment opportunities.  Our targeted deal size is in the $2 to $15 million
    range, but given our extensive relationships with institutional investors and other real estate investment firms,
    we have the capabilities to pursue larger transactions.  We are professional opportunists and as long as we
    truly understand the risks and the economics of a deal, we have an open mind and will invest in any
    opportunity that we believe is attractive enough to overcome our resistance to take risk.
